So many things going on that i kinda have a bit of writers block so ill just start typing. Its the end of the month finally? No! I been waiting for this one townhouse in Pelican Bay to close for months now! Apparently it has like 4 mortgages on it. The guy who gave that property back to the bank must be off in the Mexican Riviera somewhere drinking a Patron margarita. I think we put the offer in back in June and with God's grace it will close in September.
We were at Epcot on Sunday. I didnt wear one of my Exit Realty t-shirts. It was killing me not to but i get picked on enough as it is for all my Exit gear. We didnt wear our wedding rings and that reminds me that i left my wifes engagement ring in my jeans.ha! You must be like what?
So the other night we went out to Franks Front Row for someones birthday after the Thirsty Thursday baseball game at Jackie Robinson Stadium got rained out. The following day we headed to the FAR (Florida Association of Realtors) convention and tradeshow. On the way my wife Hinaara looked down at her open hand and said "oh no..".
The ring had split underneath. The poor girl just has bad luck with jewelry. If its not one thing, its another. I shook my head and took the ring and put it in the center console where i had kept my diamond bracelet the night before. The weekend goes by. Monday, I head to the Daytona Beach Resort and Spa for Far/Bar contract training and valet the M3. I had only plastic on me. No cash. That means no tip. Lol.
Training goes on for about forty-five minutes and we take a break. Arlene walks up to me and notices my wedding ring and mentions how nice it is. Immediately i think of the ring and the bracelet in the console of my car. I knew not tipping the valet guy was gonna come back and bite me. I quickly went downstairs and asked to get something out of my car. I took the stairs down to where it was parked and opened the console and finally took a deep breath as i saw the jewelry there. Phew!

What a Steal!
I sold a condo to a family member near the beach for 28,000.00. What a steal! That is what i do. I sell properties for practically free. Thats the only way i know how. If i wouldnt buy it, i dont sell it. I love a nice juicy bank owned property. You feel good about it. Its an accomplishment. Its kinda like you're beating the system. When the market comes back you can definetly make some money on it. The obvious present result would be your positive cash flow coming in from renting. Its a no brainer! Right?! Well yes ofcourse!
However,
Thats a glorified "but". Lol.
I just came back from a two hour meeting for a real messed up HOA. The HOA fees are 488.00 a month! Woo!
So basically the condo has gone into receivership. Which means that all the units that are delinquent are able to be rented for revenue by the management company to cover past losses.
They have now put yours truly in charge to make sure to get as many rented as possible. These are 2 bedroom condos renting for 600.00. What a steal!
With this process, hopefully, the fees will be down to 200.00 a month by the end of this year.
And they all lived happily ever after...

Dinner. And a movie?
Takeya for dinner. Yumm! Sooo much food is given at this Daytona Beach restaurant. Me and my petite wife split a New York strip and shrimp dinner. I almost didn't make it through mine and she still needed a box.
This restaurant is great! You are always sure to bump into someone or the other. I've known Diane for years from being around town. She does a great job behind that bar. From sake to Patron she has it down. The Pinot Grijio was the drink for Elia, Frany, my wife and I tonite.
Tony and Johny had mentioned going to see Takers at the Regal movie theater across the street after their meal. Great movie. Me and Hinaara had seen it Saturday.
On the way out the four of us decided to go see The Expendables.
Here's what it's about. The fighting and action choreography was incredible..
An all-star cast of action-movie icons headline Sylvester Stallone's explosive action thriller about a group of hard-nosed mercenaries who are double-crossed during a treacherous mission. Approached by the shadowy Church (Bruce Willis) to overthrow tyrannical South American dictator General Gaza (David Zayas) and restore order to the troubled island country of Vilena, stoic soldier of fortune Barney Ross (Stallone) rounds up an unstoppable team that includes former SAS soldier and blade specialist Lee Christmas (Jason Statham); martial arts expert Yin (Jet Li); trigger-happy Hale Caesar (Terry Crews); and cerebral demolitions expert Toll Road (Randy Couture). Traveling to Vilena on a reconnaissance mission with his old pal Christmas, Barney meets their local contact, a cagey guerrilla fighter named Sandra (Giselle Itie), and together the trio scopes out the landscape.. It isn't long before Barney and Christmas have discovered that their actual target is not General Gaza but James Monroe (Eric Roberts), a former CIA operative who has recently gone rogue. Monroe won't be easy to get to either, because his hulking bodyguard Paine (Steve Austin) is a force to be reckoned with. When their mission is compromised, Barney and Christmas are forced to flee, leaving Sandra behind to face almost certain death. But Barney isn't the kind of soldier to abandon a mission, or a hostage, and now in order to get the job done he'll need the help of his old crew.
